Job Description

Job Description Key Responsibilities 1. Facility Operations Management a) Oversee day-to-day operation and maintenance of all building systems. b) Ensure optimal functioning of HVAC, electrical, plumbing, fire & life safety, water treatment, elevators, DG systems, and building automation systems. c) Develop and implement preventive and predictive maintenance schedules. d) Monitor asset performance and equipment lifecycle management. e) Maintain service excellence standards across all resident and common areas. 2. Engineering & Maintenance a) Lead all engineering and maintenance activities for the property. b) Conduct regular inspections of critical equipment. c) Identify maintenance needs and prioritize repairs. d) Ensure rapid response and resolution of engineering service requests. e) Manage emergency breakdown situations and implement corrective actions. f) Maintain maintenance records, logbooks, and technical documentation. 3. Resident Experience Support a) Ensure prompt resolution of resident maintenance complaints. b) Maintain SLA compliance for service request completion. c) Coordinate with Community and Front OAice teams to minimize resident disruption during repairs. d) Support premium resident experience initiatives through high-quality facility management services. 4. Health, Safety & Compliance a) Ensure compliance with local building regulations, fire codes, health & safety requirements, and environmental standards. b) Conduct regular safety audits and risk assessments. c) Lead emergency preparedness programs and evacuation drills. d) Manage permits, statutory inspections, and certifications. e) Ensure compliance with fire life safety systems and emergency equipment maintenance. 5. Vendor & Contractor Management a) Manage engineering service providers and facility contractors. b) Develop vendor performance KPIs and SLAs. c) Review contractor work quality and safety compliance. d) Negotiate service contracts and maintenance agreements. e) Monitor vendor costs, invoicing, and service eAectiveness. 6. Budget & Cost Control a) Prepare annual engineering and maintenance budgets. b) Monitor OPEX and CAPEX expenditures. c) Identify opportunities for cost savings and eAiciency improvements. d) Track utility consumption and maintenance spending. e) Support procurement and replacement planning. 7. Sustainability & Energy Management a) Implement energy conservation initiatives. b) Monitor electricity, water, and gas consumption. c) Drive sustainability and ESG-related facility programs. d) Identify opportunities to reduce carbon footprint and operating costs. e) Support green building certifications where applicable. 8. Asset Management a) Maintain fixed asset registers and equipment inventories. b) Develop asset replacement and refurbishment plans. c) Monitor equipment performance and lifecycle costs. d) Support long-term capital improvement strategies. 9. Team Leadership a) Lead, develop, and motivate engineering and maintenance teams. b) Conduct performance reviews and coaching sessions. c) Ensure adequate staAing and shift coverage. d) Create a culture of safety, accountability, and continuous improvement. 10. Key Performance Indicators (KPIs) A. Operational a) Property uptime: >99% b) Critical equipment uptime: >99.5% c) Preventive maintenance completion rate: >95% d) Turn around time for maintenance issues(TAT) B. Resident Experience a) Resident maintenance satisfaction score b) Complaint resolution time c) First-time fix rate C. Financial a) Maintenance cost per bed/unit b) Budget adherence c) Utility cost optimization D. Compliance a) Zero regulatory violations b) Fire & Safety audit score c) HSE incident frequency rate E. Sustainability a) Energy consumption reduction b) Water usage eAiciency c) Waste management compliance Qualifications Educational  Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Facilities Management, or related field.  Professional certifications in Facilities Management are preferred, Fire Safety Certifications, Energy Management Certifications etc. Experience  7-10 Experience in hospitality, co-living, student housing, serviced apartments, hotels, or mixed-use developments preferred.  Minimum 3-5 years in a management role.  Strong exposure to MEP systems and property operations.
